There are some residents who enjoy the crisp, clean taste of their own well water, and prefer it over water provided by the city of Vancouver. With that being said, there are a few issues you need to be on the lookout for if you have a well.

Discolored Water

No one wants to take a bath in brown, murky-looking water. This can be a bit of a problem for well owners, however, it can be a major sign that things are not fine with your well and they need to be addressed.

Sputtering or Pulsating Water

Water that tends to sputter or pulse while running is another sign to be on the lookout for. It could mean that there is air in the system, which is not that big of a deal. On the other hand, it could be a warning sign that the pipes are failing, or that the tank’s bladder has failed. This will require tank replacement.

Rising Electric Costs

No one loves getting an electric bill that is going up unexpectedly. If you’ve noticed this, and have tried changing out your lightbulbs, using more eco-friendly appliances, and are turning off the lights, and yet the bill is still rising, the issue might be with your well. 

If the pump is not working properly, it may continue to run rather than cutting off when not in use. This could be because the pump is not building up enough pressure to work efficiently. There are several reasons for this that can include a pipe with a leak, bladder issues that make it cut off too soon, and a broken water line between the well and your home.

There’s No Water Flow

If you turn on the tap and nothing’s coming out, there are a few reasons for this. The first thing you should check is the circuit breaker, to make sure something hasn’t flipped off. If that’s not the problem, then try checking the well’s pressure switch. It can sometimes fail, which means no water. Other problems could include a loss of power to the well or a controller that failed. The other problem could be that the well has run dry, which means we will either have to dig deeper in search of water or dig a new well.

What Factors Cause Premature Well Pump Failure In Vancouver?

There are several factors that can cause your well to stop working long before it should. On average, a well tends to last anywhere from 10 to 20 years. However, this isn’t a guarantee. 

Arsenic

It’s important to make sure the water you drink and bathe in is both clean and free of pathogens. That’s why it’s recommended you get your water tested at least once a year to make sure there are no contaminants in it. With that being said, arsenic has been found in some wells in Vancouver.

Arsenic is a gray, semi-metallic element that is found naturally in soil and rocks. If you are exposed to arsenic, the EPI reports that symptoms could include nausea, vomiting, irregular heartbeat, muscle cramping, or weakness. The problem is that this describes a wide range of illnesses, and it’s impossible to know if you are consuming the arsenic in your water unless you are tested. This can be done by a doctor and will require either a blood or urine test. While this may sound scary, the good news is that, unlike lead, arsenic is not accumulative. It will leave your body in one to two days and the unpleasant symptoms you’ve been feeling will disappear along with it.

According to the EPI, safe levels of arsenic are less than 10 parts per billion (ppb). If it is 10 ppb or higher, it’s recommended that you stop using the well water for drinking and use another source of water such as bottled water from the store. If the test reveals your arsenic levels are 500 ppb, this is a serious problem that shouldn’t be ignored. You should stop using the well water for cooking, bathing, and washing your clothes to lower your exposure level and call us right away.

Mineral Buildup

When pulling water from the ground, the chances are very high that it will come with all sorts of minerals such as calcium and magnesium, especially in Vancouver where rocks and organic material in the soil makes groundwater hard. While these are actually good for you, as many humans don’t get enough in their diet and suffer a deficiency, it’s not so great for your pipes. 

The minerals can tend to build up over time which means less water coming through your pipes. When the well is new, this obviously shouldn’t be an issue, but as the well and pipes age, the buildup will only continue to grow. 

You can have a water softener added which will help reduce some of the minerals in the water. If you aren’t sure if you have a hard water or mineral buildup, there is an easy test if you have a dishwasher. Simply place some clear glasses inside and let the dishwasher do its thing. When it’s done, pull the glasses out and look them over. If there is a white film, then you have hard water.

Drought

According to the U.S. Drought Monitor, many parts of Washington are currently seeing an abnormally dry season. Other parts are in an extreme drought. This can play a huge role in how efficiently your well does its job.

The well works by pulling water from the ground. When there is no water to pull, the well begins to work harder and harder to do the impossible. This can cause parts to become worn down or fail to work properly. A low water shut-off switch can be installed, which will help prevent this from happening. 

How Much Does Well Pump Repair Usually Cost in Vancouver?

Repairing a well isn’t always easy or cheap, and repairs in the area typically cost between $125 and $1,500. With that being said, there are several factors that will determine the final cost of repair.

Arsenic Treatment

If you have your well tested, and arsenic is discovered at high levels, this is something you should address quickly. While boiling your water or using chlorine to treat it works to kill many pathogens, it has no effect on arsenic. In fact, boiling your water may actually increase the arsenic levels, according to the CDC. 

There are several ways to remove arsenic such as reverse osmosis, ultra-filtration, distillation, or ion exchange. This will only work for one faucet, which means you’ll have to have them installed on each faucet in the house. 

Depth

Deeper wells means more water for you and your family. It works great in dry seasons when the water is running low, as you have a greater water reserve to pull on. It also means an increased price for drilling.

Digging a deeper well means drilling deeper into the ground. This will require that more earth be removed. It also means that you’ll have to have a deep pump installed/replaced, which will cost more than a shallow pump.

Type of Pump

The type of pump you choose to have installed will play a huge role in the final cost. Some wells have greater horsepower, which means you get water at a greater rate, and more efficiently. This will increase the cost over a pump that can’t pump as many gallons per minute.

Jet pumps tend to be the more popular option, as they’re cheaper. They’re also easier to remove in the event that it needs to be replaced because they sit on the surface. This makes it easier to check and make sure there are no obvious maintenance issues. 

Another option is the submersible pump which is installed in the ground. It works more efficiently than a jet pump, as it doesn’t have to fight gravity to pull the water from the ground. They must be submerged in water in order to work.

How to Avoid Costly Well Pump Repairs in Vancouver?

Maintenance will go a long way towards making sure you don’t run into costly repairs later on down the line. It’s recommended that you contact us for a professional checkup at least once a year. This will involve PH tests, checking for contaminants, and checking the well pump to make sure it’s still working properly. 

You can do your own tests intermittently as well. Look carefully for things like standing water, drips, rust on the tank, or anything that looks worn. As you move around, listen for a ticking noise. This will indicate that something is rubbing together. A hissing sound could mean the bladder is failing. 

When Do You Need Permits for Well Pump Repair in Vancouver?

You will need to request a permit for a well from the Clark County Public Health Department. This mainly applies to new installations, but it’s always a good idea to call and make sure there haven’t been any updated regulations. Water program staff will be sent out to review new private wells. This is to make sure that there is adequate water available.
